The Long-Term Resident (LTR) visa is Thailand's premium long-stay programme for high-income expats: a 10-year visa with four categories, no 180-day exit requirement, and approval through the Board of Investment. It beats the DTV on duration — if you clear the income bar.
| Category | Main requirement |
|---|---|
| Wealthy Global Citizen | USD 1,000,000 in assets + USD 500,000 invested in Thailand |
| Wealthy Pensioner | USD 80,000/yr passive income (or USD 40,000/yr + USD 250,000 Thai investment) |
| Work-from-Thailand Professional | USD 80,000/yr for 2 years (or USD 40,000 + Master's in STEM) |
| Highly-Skilled Professional | Same income bar as Work-from-Thailand |
The pure-income requirement for the Wealthy Global Citizen category was removed in 2025 — verify current thresholds with us before planning around them. Health insurance: USD 50,000 minimum cover, or social security, or USD 100,000 in savings for 12 months.
Because the BOI fee is charged only on approval, there's zero risk in trying the LTR route — you lose nothing if you don't qualify, and we'll tell you honestly whether you do before we file.
If you clear the income bar: yes — 10 years vs 5, and no 180-day exit requirement means you can stay continuously. If you don't clear it, the DTV is the smarter route. We'll model both for your numbers.
The Work-from-Thailand and Highly-Skilled categories are built for remote/foreign employment — but working for a Thai employer still requires a work permit. We handle that route too.
The BOI application fee (paid only after approval) is around ฿100,000 for the 10-year visa. Our service fee is quoted in writing before you commit — message us for your case.
The visa is designed to be renewed. Most holders move onto the retirement route at 50+ if they stop working — we'll manage the transition when the time comes.
